Our client, a rapidly expanding real estate development firm, is seeking a highly motivated and experienced Senior Property Acquisition Manager to spearhead our land and property acquisition efforts. This is a pivotal, fully remote role that requires a strategic thinker with a deep understanding of the real estate market and a proven track record in identifying, negotiating, and securing prime investment opportunities. You will be responsible for sourcing off-market deals, building strong relationships with property owners and brokers, and meticulously managing the due diligence process, all from your remote office. Your expertise will be crucial in driving the company's growth and expanding our portfolio.

- Cultivate and nurture strong relationships with property owners, real estate brokers, developers, legal counsel, and other key stakeholders.
- Lead and manage the negotiation process for property acquisitions, ensuring favorable terms and pricing that maximize return on investment.
- Oversee comprehensive due diligence investigations, including financial analysis, site assessments, zoning verification, environmental reviews, and title examinations.
- Prepare detailed acquisition proposals, financial models, and investment memorandums for senior management review and approval.
- Collaborate closely with the legal team to ensure all transaction documentation is accurate, compliant, and executed efficiently.
- Work in tandem with the development and asset management teams to ensure seamless integration of acquired properties into the company's portfolio.
- Stay informed about market trends, economic conditions, and regulatory changes impacting the real estate sector.
- Analyze competitor activity and identify emerging opportunities and potential risks in target markets.
- Manage the entire acquisition process from initial contact through to closing, ensuring timely and successful completion of transactions.
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; MBA or advanced degree is a plus.
- Minimum of 7 years of direct experience in property acquisition, real estate investment, or business development within the real estate industry.
- Demonstrated success in originating and closing significant real estate transactions, preferably in diverse property types.
- Exceptional negotiation, analytical, and financial modeling skills, with a strong understanding of valuation methodologies.
- Extensive knowledge of real estate law, zoning regulations, and environmental compliance requirements.
- Proven ability to build and maintain a strong network of industry contacts.
- Excellent communication, presentation, and interpersonal skills, with the ability to influence and persuade effectively.
- Highly organized and detail-oriented, with a strong capacity for managing complex processes and multiple concurrent deals.
- Proficiency in real estate market analysis tools and CRM software.
- Self-motivated and results-driven, with the ability to work independently and thrive in a remote, fast-paced environment.
- Willingness to travel occasionally for site visits and key meetings, though the primary role is remote.
